What you get

7 modules

  1. Module 1: What a Loan Signing Agent Does (and Does Not Do). Learn where a loan signing agent fits in a real estate closing, who the other parties are, and the firm limits that keep you, the signer and the transaction safe.
  2. Module 2: Getting Set Up and Getting Assignments. Understand the common expectations hiring companies set (background screening, E&O insurance, equipment), how assignments reach a signing agent, and how to judge an offer before you accept it.
  3. Module 3: The Core Loan Documents. Recognize the note, the mortgage or deed of trust, the Closing Disclosure and the Notice of Right to Cancel, know what the signer must do on each, and understand the rescission timing that applies to many refinances.
  4. Module 4: Affidavits, Agreements and Tax Forms in the Package. Work through the supporting documents found in most loan packages, from the signature and name affidavit to Form 4506-C and the W-9, and know what the signer must do on each.
  5. Module 5: Running the Signing Appointment. Confirm and schedule like a professional, print the package correctly, check ID and handle name variations, complete notarial certificates without errors, and catch the common mistakes before you leave the table.
  6. Module 6: Scanbacks, Shipping, Journals, Privacy and Remote Closings. Finish the job after the signing: return scanbacks and packages on time with tracking, keep a complete journal under your state's rules, protect borrowers' data, and understand remote online closings at a high level.
  7. Module 7: Fees, Advertising and Running the Business. Charge within your state's notary fee rules and itemize clearly, advertise without implying legal services, and keep the invoices, mileage records and income records an independent signing agent needs.

The final exam is timed at 60 minutes with an 80% target. It's practice for you, not a certification.

The job in one picture

When someone refinances a home, takes out a home equity loan or buys a house with a mortgage, a stack of documents has to be signed, and several of them have to be notarized. The lender and the title or escrow company are often not in the same town as the borrower. A loan signing agent is a notary public who travels to the borrower (or meets them at an agreed location), presents the documents in order, makes sure every required signature, initial and date is in place, performs the notarial acts, and gets the package back to the company that sent it.

That is the whole job, and it is a real skill. A clean package lets the loan close on time. A package with one missing initial or one wrong notary certificate can delay funding for days, cost the borrower money and cost you the next assignment. Your value is accuracy, professionalism and reliability.

Signing agent versus notary

"Loan signing agent" is a job description, not a separate commission in most states. You perform notarial acts under your own state notary commission. Everything else you do at the table (presenting pages, pointing out signature lines, checking that dates match) is a service you provide under contract to the company that hired you. Keep the two roles straight in your head:

As a notary youAs a signing agent you also
Identify the signer under your state's rulesConfirm the appointment and print the package correctly
Complete notarial certificates and your journalPresent each document in order and flag every signature, initial and date
Charge only the notarial fees your state allowsFollow the hiring company's instructions and return the package on time

A typical day

You accept an assignment the day before. You call the borrower to confirm the time, the address, the names on the loan and the IDs they will show. The documents arrive by email. You print them, review them for notary pages, and pack your stamp, journal, pens and a spare copy of key pages. At the appointment you check ID, walk through the package in an hour or so, notarize what needs notarizing, and review every page before you leave. Then you scan the pages the company asked for, drop the package at the shipping carrier and send the tracking number. Later you record your mileage and send an invoice if the company asks for one.

What this course is

This course teaches how that work is done well. It is not a certification, a license or a notary commission. Finishing it does not make you "certified," and it does not meet any company's requirement for a certificate from a particular provider. It does not promise income, assignments or a number of signings, and it is not legal or tax advice. MCC Solutions is not affiliated with any notary association, signing platform, signing service, title company or lender. Where your state's law differs from what you read here, your state's law wins.

Do I need to be a notary first?

Yes. A signing agent is a commissioned notary who also handles loan document packages.

What's included?

7 modules, 97 flashcards, 145 practice questions with explanations, and a 40-question final exam.
