For landlords and property managers
Notices delivered and papers filed for New Jersey landlords
Before an eviction case, most grounds need a written notice delivered the right way. After filing, the court handles service. We take care of the legwork in between: delivering your notices with proof, and getting your papers to the right Special Civil Part window.
Delivering notices to cease and notices to quit
New Jersey's Anti-Eviction Act lets these notices be delivered to the tenant personally, left at the home with a family member over 14, or sent by certified mail (with regular mail if the certified letter isn't claimed). N.J.S.A. 2A:18-61.2 sets out how much notice each ground needs, from 3 days to several months. Non-payment cases don't need one under that section.
We hand-deliver your notice, note the date, time and who received it, and give you a signed proof of delivery for your records. We deliver the notice you prepare. We don't decide which notice or ground applies.
Filing the landlord-tenant complaint
Cases are filed with the Special Civil Part in the county where the property is. Per the judiciary's landlord-tenant kit (CN 13377), the filing fee is $50 for one tenant plus $5 for each additional tenant, with a court service fee on top. Since September 2025 the court's residential complaint form is required, and the trial date has to be at least 21 days after service.
Self-represented landlords can file by mail, in person or online through the judiciary's JEDS system. Attorneys have to use eCourts. If you want it walked in with a stamped copy back the same day, we file it for you.
Who serves the tenant
In an eviction case, the court serves the summons and complaint itself: by regular mail and through a Special Civil Part officer in person. A private process server isn't used for that step. For anything outside the eviction case, such as a lawsuit for damages in the Law Division, we can serve the papers privately.

Questions
Can you serve my tenant with the eviction papers?
No. In New Jersey landlord-tenant cases, the court serves the summons and complaint by mail and through its own officer. We can deliver the notices that come before the case, and file your papers.
Which notice do I need?
That depends on the reason for the eviction, and it's a legal question. Ask a landlord-tenant attorney or the court's self-help resources. We deliver the notice you prepare.
Do you give proof that the notice was delivered?
Yes. You get a signed proof of delivery with the date, time, address and who received it, plus a photo of the door when useful.
Can you file my complaint for me?
If you're representing yourself, yes: we take your completed papers and fee to the Special Civil Part window and send back the stamped copy. Attorneys file through eCourts.
MCC Solutions is not a law firm and doesn't give legal advice. We deliver, file and serve the papers you give us.
