How it works
How it works
Each booked night contributes the nightly rate plus its share of the cleaning fee, less the platform fee, the cleaning cost for the stay spread over the average stay, and any per-night costs. Break-even nights are the fixed monthly costs divided by that contribution, and break-even occupancy is those nights divided by the nights available. Local occupancy taxes and licensing differ by city and state and are not included.

What are fixed costs?
Costs that stay the same whether or not the property is booked, such as mortgage or rent, insurance, internet and subscriptions.
Why does stay length matter?
Cleaning costs and fees come once per stay, so shorter stays spread them over fewer nights.
Does this include taxes?
No. Occupancy taxes and licensing rules differ by place. Ask your local authority.
Is anything saved?
No. The math runs in your browser and nothing you enter is sent to us.
