How it works
How it works
Booked nights are the nights available times occupancy. The contribution each booked night must make is the fixed costs plus the profit target, divided by booked nights. The calculator then works backward through the platform fee, the cleaning fee and cleaning cost spread over the average stay, and per-night costs to find the nightly rate. It is an estimate, not a forecast of demand.

Will guests pay that rate?
Not necessarily. Compare it with similar listings. If the rate is too high, you need lower costs, a different target or higher occupancy.
Why does the rate fall as occupancy rises?
More booked nights share the same fixed costs.
Is this a forecast?
