How it works
Monthly payment = loan x r / (1 - (1 + r)^-n), where r is the monthly rate and n the number of months. Tax and insurance are yearly amounts divided by 12.

About this calculator
Does this include everything I will pay?
No. It covers principal and interest, plus the tax and insurance you enter. Mortgage insurance, HOA dues and fees are not included.
Is the rate I enter guaranteed?
No. Use the rate in your lender's loan estimate for a real figure.
Does it handle adjustable rates?
No. It assumes a fixed rate for the whole term.
Is anything saved?
No. The math runs in your browser and nothing you enter is sent to us.
Is this tax or financial advice?
No. It is a calculator for general information. Check the numbers against your own records, and ask an accountant before you act on them.
