How it works
List your units and leases (rent, due day, grace days, late fee per lease, deposit, lease dates) in one CSV and payments in another. The script builds the monthly rent roll with carried balances, a late list that applies each lease's grace period and shows a late fee only where your lease provides one, leases ending in the next 90 days, and a security-deposit ledger. Tenants you mark as protected get the New Jersey five-business-day grace period for seniors and certain benefit recipients (N.J.S.A. 2A:42-6.1). It writes plain, factual reminder notices for late tenants. These are not eviction notices, which have specific legal requirements.

About this calculator
What do I need to run it?
Python 3.9 or newer and two CSV files: leases and payments. A spreadsheet export works fine. Everything stays on your computer.
How are late fees handled?
Only the late fee you enter for each lease is shown, as a flat amount or a percent. Leave it blank if the lease has no late fee.
What is the protected-tenant grace period?
New Jersey law requires five business days of grace on rent due the 1st for seniors receiving Social Security or certain pensions and for SSDI, SSI and Work First NJ recipients. Mark those leases protected=y.
Are these eviction notices or legal advice?
No. They are reminders only. Eviction notices have specific legal requirements in New Jersey; consult an attorney before sending any notice to quit.
