FAQ
About this calculator
What is IRR?
The yearly (or per-period) return that an investment's cash flows imply, treating them as if reinvested at the same rate.
Why does it say to check the cash flows?
If the cash flows never add up to more than the investment, or have no sign change, there may be no sensible IRR.
Is IRR the same as ROI?
No. ROI is total profit over cost. IRR also accounts for when each cash flow arrives.
Is anything saved?
No. The math runs in your browser and nothing you enter is sent to us.
Is this tax or financial advice?
No. It is a calculator for general information. Check the numbers against your own records, and ask an accountant before you act on them.
