Quick answer. Every state and DC is listed below with the notice to end a month-to-month tenancy (landlord and tenant), notice before a rent increase, the notice before filing for unpaid rent, entry notice and any late fee limit, each linked to the official page we read. 12 jurisdictions are confirmed on every point, 37 in part, and 2 could not be confirmed from an official page.
Tenants use it to know what notice to expect; landlords use it to know what to give and when. Each cell repeats what the official text says, in plain words, with the citation under it. Read the rule itself before relying on it. To turn a rule into a date, use the notice date calculator. Deposit limits and return deadlines are on the security deposit rules page.

Reading the table
- Month-to-month is the notice to end a periodic tenancy with no fixed end date. Some states require the end date to fall on a rent day or the last day of a rental period.
- Rent increase is listed only where the official text states a notice period.
- Unpaid rent is the notice before an eviction case for nonpayment (often called pay-or-quit). Whether a case can be filed and won is for a court.
- Entry is the notice a landlord gives before entering for repairs, inspections or showings, outside emergencies.
- Late fees are the limits or conditions the text states.
New Jersey is different from most states: the Anti-Eviction Act (N.J.S.A. 2A:18-61.1) limits removal of covered tenants to the good causes it lists, with the notice depending on the cause (N.J.S.A. 2A:18-61.2). Where a legislature's site didn't load for us, the row cites the state Attorney General, a state housing agency or the state courts instead. Rows with a dated source say so.
Organizer information checked November 2026 against the official pages linked for each state, not legal advice and not a legal notice form. It doesn't decide what applies to a particular lease or notice: city and county ordinances (including just-cause and rent-control rules), the lease, how the notice is served and later amendments can change the answer. Where a fact isn't confirmed from official text, the page says so and names where to check. Anything entered in the calculator stays in your browser.
Common questions
How much notice does a landlord have to give to end a month-to-month tenancy?
It depends on the state, and sometimes on how long the tenant has lived there. Thirty days is the most common figure in the rows we confirmed, but Maryland's Tenants' Bill of Rights gives 60 days for the landlord, Hawaii 45, Delaware 60 counted from the next month, Vermont 60 or 90 by length of stay, and California, New York and Oregon set longer periods for longer tenancies. In New Jersey, the Anti-Eviction Act lets a landlord remove a covered tenant only for a listed good cause.
How long is a notice to pay rent or quit?
In the 33 jurisdictions with a single calendar-day figure we confirmed, it runs from 3 days (Arkansas, Connecticut, Idaho, Iowa, Kansas, Montana, New Mexico, Ohio, Texas, Wyoming) to 30 days (District of Columbia). California, Florida, Georgia and Utah count business days. Some states also say when the notice may be served, such as Oregon after the 5th or 8th day of the rental period.
How much notice before a landlord enters?
Where a state sets a figure, it's 12 hours, 24 hours or 48 hours. Several states say only "reasonable notice", and emergencies are usually an exception. The table gives each state's wording.
Is there a limit on late fees?
Some states set one: for example 5% in Maryland, Nevada, Delaware and DC, 8% in Minnesota, 10% in New Mexico, Iowa's per-day and monthly caps, and New York's $50 or 5%. Others require the fee to be in the lease and reasonable, or set a grace period first. Where the text we read sets no limit, the row says so.
Does my city have its own rules?
It might. Some cities and counties have just-cause eviction, rent control or their own notice rules, and those can add to the state rule. This table covers state law only and doesn't summarize local ordinances. Check your local code and the lease.
What does 'Not confirmed' mean?
We list a fact only when an official page we opened in November 2026 states it. Where a legislature's site couldn't be read or the text didn't cover the point, the cell says so and names where to check.
