For title and settlement companies
A signing desk for title companies that close every week
Orders placed in a portal with your file number, scanbacks checked before they reach you, hybrid and remote closings where the lender and underwriter allow them, and one invoice for the account.
Matthew Coleman, NJ Notary Public and NNA Certified Loan Signing Agent. Cranford, NJ. Fee confirmed before your session. Card charged only after it is complete. We aim to confirm within 15 minutes, 7am to 9pm.
Loan signings your closers don't have to chase
Purchase (buyer and seller sides), refinance, HELOC, reverse mortgage and loan modification packages, at the borrower's home, office or wherever your instructions say. Place the order in the portal with the file or loan number, upload the e-docs or say the courier is bringing them, and add any closing instructions. Your team sees each status change: received, confirmed, agent assigned, signed.
Printing and scanbacks
Printing and scanbacks included. Scanbacks are reviewed at the desk before they show as ready in the portal, so missing initials are caught before the package ships.
Starting at $150, printing and scanbacks included
Hybrid e-closings
The agent handles the wet-signed, notarized pages in person while the rest is e-signed on the lender's platform. Not sure which kind of closing a file is? Try the closing type checker.
Starting at $150, printing and scanbacks included
Shipping and returns
Originals go back with your prepaid label, and the return tracking number is posted on the order for your team.

Remote online closings where they're allowed
A seller in Florida, an heir overseas or a buyer who can't leave work can sign on a recorded video session with a New Jersey notary. Whether a closing can be done this way is decided by the lender, the title underwriter and the county that records the deed or mortgage, so confirm before you schedule. If the recorder wants a paper original with an ink seal, remote ink-signed notarization may work instead.
- Session hours: every day, 7 AM to 9 PM, Eastern time; bookable 60 minutes ahead when a slot is open.
- What it suits: powers of attorney, seller affidavits and deeds for out-of-state parties, and full closings on platforms your lender approves. See hybrid closings and RON for mortgages.
- Records kept: each session is recorded and journaled under N.J.S.A. 52:7-10.10.
Remote sessions start at $40 (per session, online, no travel). A plain-language version for your customers: remote notarization for title and closing offices.
Credentials and vendor paperwork
The signing agent behind the desk is Matthew Coleman: New Jersey notary public and NNA Certified Loan Signing Agent, working from Cranford in Union County. Insurance, background screening and data handling details are in the vendor packet, which you can save as a PDF for your vendor management file.
Availability
- Signings in person: Monday to Friday 8 AM to 8 PM; Saturday 9 AM to 5 PM, ordered at least 3 hours ahead. Early-morning, evening and weekend appointments can carry an after-hours or weekend fee, shown before you confirm.
- Remote sessions: every day, 7 AM to 9 PM, last sessions ending by 9 PM.
- Evenings and weekends: see evening, weekend and holiday appointments.
After the closing: recording and records
Originals that need to go to the county can be sent from the same portal as a recording request; county recording fees and any realty transfer fee are billed at cost. Need a prior deed, a mortgage or a release pulled for a title question? Send a records request and the scan comes back to the order.
Records
Records retrieval for recorded documents and court files.
Starting at $65, per record, plus agency fees
One-off documents
A POA or affidavit that turns up the day before closing, at the signer's door.
Starting at $75, plus state notarial fees
How title accounts are billed
Signings are invoiced by account rather than per order. Each line shows our reference, your file or loan number, the package type, the date and the signer. The signing service and the state-capped notarial fee are separate lines, and extras such as courier or additional signers are listed on their own.
- Terms: due 30 days from the invoice date unless your account was set up on other terms. A 1.5% monthly late fee can apply to overdue business invoices.
- Payment: pay from the invoice email by card or ACH bank debit, or from the Invoices tab in the portal.
- Volume pricing: the starting prices here are for a standard order. Title accounts with steady volume can ask for a quoted rate.
Limits
- We don't act as your closer, conduct the settlement or disburse funds.
- We don't explain loan terms or give legal or financial advice.
- We don't decide whether a lender or recorder will accept a remote notarization.
Opening an account: create a business account; the desk approves it, usually within one business day, and your team gets sign-in links. More on business accounts. Printable prices: title company rate card.

FAQ
Questions from title offices
Who prints the package and handles scanbacks?
For loan signings, printing and scanbacks included, within the starting price of $150. The signed pages are reviewed at the desk before they are released to you, and the return tracking number is posted on the order.
Can a borrower or seller close by remote online notarization?
When the lender, the title underwriter and the county recording office accept it. The signer can be anywhere; the notary is physically in New Jersey. Confirm acceptance before you schedule.
Do you handle hybrid e-closings?
Yes. Hybrid e-closing is one of the package types in the order form: the notarized pages are wet-signed in front of the agent and the rest is e-signed on the lender's platform.
What credentials does the signing agent have?
Matthew Coleman is a New Jersey notary public and an NNA Certified Loan Signing Agent. The vendor packet lists the insurance and screening details your vendor management team will ask for.
Will the agent explain the loan terms to the borrower?
No. The agent presents each document for signature and makes sure every page is signed, dated and initialed where marked. Questions about rates, fees or terms go to the lender or your closer.
How are the notarial fees shown on the invoice?
New Jersey caps the notarial fee on a real estate transaction ($25 for a financing, $15 for a transfer). That amount is listed on its own line, separate from the signing service, so your settlement statement can show it correctly.
Can more than one signing go out at the same time?
Yes. More than one agent can be dispatched for overlapping appointments, which helps on month-end days.
